PROJECT STUDY

What We Do

We are a creative studio that specializes in video production and post-production. For twelve years, our work has been split between documentary projects and commercial work.

Besides serving our paying clients, we pride ourselves in being a good asset to the community. For twelve years, our company has sponsored an after school program run out of our owner’s home in Olde Richmond. Every Tuesday, ~30 kids come to get help with homework. Over those years, we’ve helped mentor some of those kids in creative pursuits- some of them we’ve even hired for projects, and even one we’ve helped pursue a career in film. We’ve also hosted a handful of CAPS students over the years for their high school internship. We plan to continue this spirit of community when we move to a new neighborhood, and we already have a high school senior from Port Richmond lined up to intern with us.

Who We Serve

As our small business has evolved, we want to plant more permanent roots in our neighborhood. We’ve rented in Kensington (and loved it!) but are ready to move on to a space that is closer to our homes in Olde Richmond- something that we can actually own! We are under contract to buy 2550 E Monmouth St, but as it’s zoned residential we will need a variance to close and to occupy the property.

PROPERTY

In the back of the property sits a 2,600sf garage- the primary reason for our purchasing the property. As a video company, we need a clean, open space that we can run our post-production work out of as well as some light filming (like interviews, etc). The garage is important for us to load equipment for shoots, and for storing our production vehicle so it doesn’t take up street parking. Because this garage is zoned residential (with the house), we are seeking a variance to accommodate our business use.

The ~1,400sf home on the property is currently a shell. We have no specific use for it yet, other than for some sort of residential purpose. We plan to renovate the home within six months of purchasing and likely rent it out to someone to help offset our costs of buying the property.

At the moment, we intend to keep the additional lot to accompany either the home or the business / garage. We do not currently intend on selling the lot to a developer.

Schematics

The Garage space (the space we’d like our business to occupy) needs a variance for our use. Below is the current layout of the space, and the intended changes we’d like to make for it to be suitable for our business. This includes things like an additional rear exit for fire code compliance, mechanical closet for new HVAC installation, and suitable accommodations for general production and office work.
